What can I expect from a property management company?
- marketing of your property through the MLS and other websites
- screen prospective tenants
- collecting rents
- maintain your investment by overseeing maintenance
- respond to tenant issues and questions
- monthly statements
Sound like the usual YADA, YADA! It is, but all important stuff.
What does it really mean?
First off, as the property manager, I have my own portfolio of rental houses. Shouldn’t this be an important criteria in the selection of a property manager?
And this is what property management means to me:
Maximize cash flow and minimize HASSLES by hiring the right tenant. Think about tenants as employees. Don’t you go through a rigorous screening process to match the right employee with the job? Would you hire someone with the wrong skills for job? So why would you “hire” the wrong tenant for a house?
JOB OPENING:
New Employee wanted for 4 bedroom 2.5 bath
Required Skills:
- someone who pays the rent on time
- takes care of the property
- stays for multiple years
- and gets along with the neighbors
If the tenant doesn’t pay on time or damages the house, whose fault is it? Obviously the tenant didn’t have the necessary skills or clear understanding of what is required for this “job”. You move-on and get another “employee.”
Do you get a feeling that picking the “right employee” is at the top of my list? As someone who has picked some “bad apples” in the past, you end up focusing a lot of time, attention and resources just to get rid of your headache. Then you spend the rest of the year just trying to have your cash flow breakeven.
